Damn Spammers or Magic System

 Not like me to stir the pot, but I thought that this might make someone money.

According to a few attorney's I know, sending bulk emails from one licensed real estate agent that is a member of NAR to another is an exception to Can-Spam.  There is an implied business relaitonship.  Email addresses are advertised as is the "contact me any time" concept.  There are about 100 different reasons.

I know that I am going to get all of the complaints and the DONT DO THAT's.

I can tell you that I have had millions in inventory on the books for the last 60 days without much action.  Yesterday and today we sent email blasts to brokers and mortgage guys in Florida and Ohio.

42,000 emails.

2 Remove responses.

73 email responses for more info.

600% increase in web hits over yesterday.

Phone ringing non-stop.

1 Florida buyer flying in next week.

Moan if you want.  Email campaigns work to sell property.

My clients seem to like the results.

Wow!!! 42,000 e-mails! You've been busy. Sounds like it's going to pay off though. Good job Rich. I've never done an E-mail campaign. Might have to give that a try.

Its a lot better than snail mail to your database, and response is faster. Negative response is better than nothing. MLS is a non-issue in commercial, but keeps the neophytes at bay.

David - I use MLS, but not always.  Is it a way to get property out ther?  Yes.  Is it the end all?  No.

Out of all the responses, there were about a dozen that said "send me the MLS on this".

A lot of these listings were on MLS for months with no action.  A little alternative electronic advertising and the action starts.

Rich, I believe in email campaigns.  But like Randy, I get annoyed at the ones that aren't local, unless they're specifically in resort areas.  I look at the ones I get so I figure it must work.  Can I ask the same as Tim?  maggie@maggietherealtor.com  Thanks!  Laurie, 110,000 is beyond staggering!! How did you ever manage to get so many and from where?

Maggie- I will send it to you.  It's not special.  Just a list.

I do send out of state.  The reason is that most of this is investment property.  Many of the sales we are closing are with out of state buyers.  Investement property here is cheap and getting cheaper.

I would not consider sending out info on my own home to out of state people.  That seems a little silly.

Congratulation on your success with this.  I was always afraid of agents getting annoyed with me, and I know in my market I would probably get a few not so nice email. I came to the conclusion from response to invitation to broker's open house.

I like to take the spamers look them up on Active Rain if they are not there I invite them - I figure if they are networking by email - they could be intrested.  I have pulled a couple mortgage people onto AR that way.

I have no problem with your email blasts. Only risk I see unless you have specific tools in place I'm surprised your ISP provider doesn't list you as a spammer because of the volume your sending out.

Danny - It hasn't been a problem so far.  The one thing that I just noticed is that the Act requires us to put our mailing address on the emails.  That repair has been made.

Just curious why you would chose Florida when you are in Ohio??   Just a question.  I would think the states around you would make more sense but you seemed to have success so good for you.

Phyllis - Rich is in bed (too much March madness), so I'm answering for him. We choose Florida because there seems to be a strong interest from Florida investors in Columbus. We were getting contacts from Florida investors who were getting the information from Ohio agents. There seems to be a lot of crossover from agents and mortgage brokers who have licenses in both states. Once we realized that there was the interest from Florida investors, we invested in ways to reach out to them. It was really a case of supply and demand. We would not have just choosen Florida for outreach, except for the fact that Florida investors kept asking about our properties. Why Floridians (sp?) are interested in Ohio real estate? That might be a question that the Florida crew is better able to answer. BB,TLW, Ines, anyone???

Email blasts are great, I have always done then.  So pretty much these lists are just other Realtors or mortgage professionals? Ever try buying lists of homeowners/buyers etc? I want to look into that, not sure how good they are.
